The work in focus
Complete landscaping
Landscape shapes the transition between a building and the city around it. Arrival, open space and the relationship with interior spaces establish a wider sense of place. In OSAN’s portfolio, landscape appears alongside hospitality refurbishment and corporate interior and infrastructure work.
At 270 Park Avenue, OSAN’s 2020–2025 work encompassed the complete landscaping, interior decoration and infrastructure scopes. The OSAN budget associated with those packages is USD 395 million.

Landscape as a system.
Levels and thresholds
External space is shaped by levels, routes and transitions. Arrival, circulation and the relationship with entrances establish the landscape’s spatial order. A precise threshold connects the building’s internal environment with the city outside.

Surface and substructure
Paving and planted areas form part of a layered external assembly. The visible surface is related to the supporting construction and the management of water. Their interfaces influence the continuity between hard landscape, soft landscape and building edges.
A complete setting
Landscape is experienced through movement, shade, material and planting together. Paths, seating and planted boundaries create relationships rather than isolated objects. The external setting gives the building a broader spatial presence.
