Design & engineering
Developing the architectural and engineering requirements of the appointed building scope.

OSAN / DISCIPLINE 01
A connected route from design to handover.
What the discipline brings together
A complete building brings design, engineering, procurement and construction into one programme. OSAN’s turnkey service covers these connected stages, including mechanical and electrical works and handover, according to the appointment.
Building work requires a view of both the whole and its constituent packages. Architecture establishes spatial intent; engineering and construction connect that intent to the structure, systems and finished environment.
ENGINEERING IN FOCUS
A building begins with the relationship between its structural grid, use and geometry. Spans, vertical circulation and service zones shape the way the programme can be organised. Reading these relationships together gives the building its underlying order.

Architecture, structure and mechanical-electrical work meet at openings, shafts, floor zones and equipment spaces. Interface coordination considers these meeting points before they become isolated site problems, connecting a whole-building view with the detail of each package.
Procurement, access and work fronts influence the sequence in which a design becomes physical. A coherent sequence considers dependencies between packages, temporary conditions and the requirements of the final handover.
OSAN / 01
Developing the architectural and engineering requirements of the appointed building scope.
Connecting purchasing requirements, building works and mechanical-electrical packages within the project.
Bringing the appointed works and their agreed requirements to the delivery stage.
From brief to delivery
Identify the intended use, work boundaries, design responsibilities, programme and relationships with adjacent packages. A clearly framed brief provides the starting point for engineering and construction decisions.
Consider architecture, engineering, procurement, mechanical and electrical works and construction together where they form part of the appointment. Resolve the relationship between the visible finish and the work supporting it.
Translate the agreed scope into a sequence of site activities. The building, its interfaces and its finishes call for different levels of coordination throughout the work.
Bring the appointed work to its intended handover. The relevant scope, programme and contractual requirements determine what is delivered and which records accompany it.
References demonstrate the specific packages described on their project pages; they do not imply a complete turnkey appointment.
